Self-Storage Development and Zoning Activity: June 2024

Update 6/27/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in June 2024.

Monsey, New York-based 31 Collins LLC and partner PrimeSpace Capital are seeking zoning approval to build Garnerville Mini Storage in Haverstraw, New York. Plans for the 2-acre parcel at 3 W. Ramapo Road call for a three-story building comprising 108,000 square feet of climate-controlled storage. The proposal is being reviewed by the planning board but will need approval from the town board as well. New York City-based PrimeSpace develops self-storage in Illinois, New York, Pennsylvania, South Carolina and Wisconsin.

ARCO/Murray, a commercial design and construction company, partnered with Quinlan Development Group to build a self-storage facility in South Orange, New Jersey, branded and managed by real estate investment trust (REIT) Extra Space Storage Inc. The three-story building with basement at 317 Valley St. contains 966 units. It also features a 50-by-55-foot exterior wall on which movies and other media can be projected. As part of the project, ARCO/Murray built an in-house community center with space for art galleries, meeting rooms and general public areas to foster neighborhood engagement. Shubham Mahajan of ARCO/Murray served as project manager while superintendent Matt Pitzen oversaw the construction process. ARCO/Murray has delivered more than 14 million square feet of self-storage across the United States.

Basis Industrial is developing a 117,000-square-foot mixed-use property in Armonk, New York, that’ll include self-storage, pickleball courts and a warehouse. The three-story self-storage facility at 100 Business Park Drive will comprise 82,400 square feet in 744 units. It’ll be managed by Extra Space Storage. Architectural firm SGW Architecture & Design, landscape architect JMC and environmental consultant Ecological Solutions are working on the project. Completion is expected in fall 2025.

Bradley Financial Corp. and Noble Self Storage are converting a former Sam’s Club in Batavia, Illinois, to self-storage and a luxury electric-car dealership. Plans for the structure at 510 N. Randall Road call for a two-story, 130,000-square-foot, climate-controlled storage building at the back of the 17.7-acre site. The dealership will occupy the front. Completion is projected for early 2025. Atlanta-based Bradley develops self-storage and hotels. Noble operates 10 facilities in Arizona, Florida, Georgia and Texas, with two more under development.

Flagstaff Ranch Self Storage in Flagstaff, Arizona, was recently expanded. Sitting on 13 acres, the building at 2600 S. Flagstaff Ranch Road now comprises 211,209 square feet of self-storage and 74 enclosed vehicle-parking spaces. Another 41 vehicle-storage units are scheduled to open in July, though they’ll be outdoors. Another 21,825 square feet of enclosed vehicle parking is planned for next year. The husband-and-wife owners of Flagstaff Ranch also operate Woodlands Village Self Storage in Flagstaff, which they opened in 1996.

Merito Partners, a Latvia-based private-investment company, is converting a former store in Vilnius, Lithuania, to a Box Storage self-storage facility. Plans for the building at Laisvės pr. 62 include 35,520 square feet in 650 units. Built in 2000, the structure currently houses several stores and has rooftop solar panels. Merito Partners is investing $4.8 million into the project. The company established the Merito Self Storage Fund last year with a $32 million investment and a goal of attracting another $53 million. 

Region Self Storage opened in Merrillville, Indiana. The 13-acre property at 8300 Clay St. contains five storage buildings offering 132 units and a 11,200-square-foot commercial building for lease. A second phase will add four more commercial buildings of a similar size as well as three storage structures for a property total of 230 units. The facility is owned by business partners Jeff Eriks and Bryan Young.

Rent-A-Space opened in Waterford, Connecticut. The facility at 934 Hartford Turnpike comprises 28,233 rentable square feet in 259 self-storage units, plus outdoor vehicle storage. It’ll be managed by Storage Asset Management, a property-management company based in York, Pennsylvania. Rent-A-Space operates two additional facilities in Niantic and Waterford, Connecticut. 

Storage of America filed an appeal after the Richland Township Zoning Hearing Board denied its request to convert a former Sears store at The Johnstown Galleria in Johnstown, Pennsylvania. The company alleges the decision violates the relevant Richland Township ordinance. The store is zoned as a C-2 General Commercial District property, and storage isn’t a permitted use. Storage of America applied for an exception in February but was denied in May. The Cambria County Court has yet to set a date to discuss the appeal.

Entities connected to True Storage, which operates more than 35 self-storage locations, are converting a former Sears store in Rochester, New York. The town recently approved the project for the 124,000-square-foot vacant building at 271 Greece Ridge Center Drive. 2527 LLC, Bourne Acquisition LLC, Greece Ridge Property LLC and JB Greece LLC paid $4 million for the structure. The seller was SGRC LLC, an affiliate of mall owner Wilmorite Management Group LLC. Based in New Hampshire, True Storage focuses on ground-up construction and conversion projects.

Phoenix-based U-Haul International Inc. is developing a self-storage facility in Ridgefield, Washington. Plans for the 5.7-acre site at 17601 N.E. Union Road call for a three-story building comprising 94,764 square feet in 850 climate-controlled units. Completion is scheduled for 2026.

U-Haul is also developing a self-storage facility in Hammond, Indiana. Plans for the 6.9-acre lot at 6303 Calumet Ave. include a three-story building offering 676 units. It's scheduled to open in summer 2026.

U-Haul is converting the former Saunoris Garden Center in Frankfort, Illinois, to self-storage. Plans for the 2.7-acre lot at 19600 S. Harlem Ave. include a three-story building offering 94,764 square feet in 937 climate-controlled units. Completion is scheduled for August.

U-Haul also opened a self-storage facility on a 7.5-acre parcel at 440 Highway 59 Loop S., in Livingston, Texas, at the site of the former Lake Livingston Outlet Mall. Additional renovations are underway and expected to be complete by the end of the year. Once finished the project will offer 500 climate-controlled, drive-up and vehicle-storage units. Established in 1945, U-Haul owns and manages more than 86.8 million square feet of storage space in North America.

Commercial real estate firm Wentworth Property Company LLC opened Lagoon Valley Storage in Vacaville, California. The building at 5920 Cherry Glen Road comprises 97,750 square feet and is managed by REIT Public Storage Inc. Phoenix-based Wentworth has acquired or developed more than $1 billion in self-storage in multiple states.

1784 Holdings LLC, which acquires, builds and operates self-storage facilities, submitted plans to Alachua County to develop Gainesville Self Storage in Gainesville, Florida. The proposed three-story building at 606 S.W. 75th St. will comprise 109,000 square feet in 831 units. It’ll sit on the 2.1-acre site of the former Napolatano’s Restaurant, which will be demolished. 1784 has a portfolio comprising 13 facilities, plus 30 more under development in 11 states and the United Kingdom.

Apple Self Storage, which operates 51 facilities and provides property-management services in Canada, opened a new location in London, Ontario. The facility at 455 Highbury Ave. N. comprises more than 50,000 square feet. Apple was founded in 1975 by brothers Jeff, Phil and Scott Allan.

Bahlmann Capital Group, a Boston-based real estate development and investment company, presented its proposal to the Lansing, New York, Planning Board to convert four retail spaces at Ithica Mall to self-storage. Plans for the building at 40 Catherwood Road call for 53,000 square feet. The finished facility will be managed by CubeSmart, a self-storage real estate investment trust (REIT). Bahlmann owns four self-storage facilities comprising 201,000 square feet in Massachusetts, New York and Rhode Island. Based in Malvern, Pennsylvania, CubeSmart owns or manages 1,426 locations nationwide.

Tyler Curry received approval from the Bloomington, Indiana, Plan Commission to develop a self-storage facility. Plans for the vacant 2-acre lot at 4600 E. Morningside Drive call for a three-story, 110,000-square-foot building. The vote was 5-0 with one abstention by the city council’s representative to the plan commission, who said she’d heard from many residents who oppose the project.

Scotch Plains, New Jersey-based Cutters Dock Road LLC is seeking approval to develop two multi-story self-storage buildings in Woodbridge, New Jersey. Plans for the project at 59 as well as 61-65 Cutters Dock Road call for a three-story building comprising 39,000 square feet in 130 units and 11 flex spaces, and a two-story structure encompassing 8,000 square feet in 14 units and four flex spaces. The proposal also includes 49 vehicle-storage spaces.

REIT Extra Space Storage Inc. received approval from the Oro Valley Town Council for a $10.7 million expansion of its facility at 8710 Oracle Road in Tucson, Arizona. Plans for the property include a two-story building comprising 51,700 square feet in 392 units, plus 68 covered vehicle-storage spaces. The expansion will increase the facility’s footprint to 131,165 square feet in 1,126 storage units and 85 vehicle-storage spaces. Headquartered in Salt Lake City, Extra Space owns or operates more than 3,651 self-storage facilities nationwide.

Full House Storage opened in Wilson, North Carolina. The building at 4913 North Carolina Highway 58 comprises 60,731 square feet in 520 climate-controlled and drive-up units. It’ll be managed by Storage Asset Management, a property-management company based in York, Pennsylvania.

Gerald Haddock with Haddock Investments, a real estate investment and development company, re-opened Southern Star Self Storage in George West, Texas. The facility at 3608 U.S. Highway 281 underwent renovations after changing ownership. Southern Star offers drive-up storage units as well as boat and RV storage.

The Koin Group LLC, a real estate development and investment company, received zoning approval to develop a self-storage facility in Bowling Green, Kentucky. Plans for the 3-acre parcel on Lovers Lane include a three-story, climate-controlled storage building and another commercial building whose use was not disclosed. The project will need final approval from the county’s design-review board. The Koin Group was founded by developer Andy Shultz, who also owns Bowling Green Gardens Inc.

Metro Storage LLC, which operates 85 facilities under the Metro Self Storage brand, opened a location in Eagan, Minnesota. The three-story building at 3150 Dodd Road comprises 80,600 square feet in 686 climate-controlled units. Metro Storage is a privately owned international company specializing in the acquisition, construction, development and management of self-storage facilities in Central America and the United States.

MV Investment, a self-storage asset-management, construction and development firm, opened a facility on a 2-acre plot in Fayetteville, North Carolina. The three-story building at 4247 Ramsey St. comprises 107,066 square feet in 800 climate-controlled units. It’ll be managed by CubeSmart. Since 2018, MV Investment has developed 20 self-storage properties in Florida, Kentucky, North Carolina, South Carolina and Tennessee.

Omega Properties Inc., a commercial real estate brokerage and development company that operates the Omega Self Storage brand, is seeking approval to expand its facility at 6814 Lower York Road in New Hope, Pennsylvania. Plans call for a three-story, 24,000-square-foot building with 350 climate-controlled units. The business currently offers 308 spaces. The project will also include stormwater-management improvements, solar panels and landscaping upgrades. Bryce McGuigan, the attorney for Omega, presented the plan to the Solebury Township Board of Supervisors last month, but the board took no action. Founded in 1979, Omega operates eight self-storage facilities with nearly 4,000 units.

Pace Properties, an Atlanta-based commercial real estate investment company, opened Silo Self Storage in Holly Springs, Georgia. Situated on 3.8 acres, the building at 6225 Holly Springs Parkway comprises 75,075 square feet in 636 units. It’ll be managed by Absolute Storage Management, a self-storage management firm headquartered in Memphis, Tennessee. Founded in 2002, Absolute operates more than 140 properties in 16 states.

Mark Polek submitted an application to the Enfield, Connecticut, Planning and Zoning Commission to build a self-storage facility. Plans for the 6.4-acre site at the corner of N. Maple Street and Shaker Road call for 10 buildings, an office and improvements on cleared farmland. The commission was scheduled to consider the application on June 13.

Red Megacentro, a Chile-based real estate developer that operates Megacenter Self-Storage and Office Suites, is expanding its Houston facility. Megacenter Memorial at 1530 W. Sam Houston Parkway N. will be redeveloped to offer multi-use opportunities. Megacenter operates more than 54 locations in Florida and Texas as well as Chile and Peru.

S3 Partners received approval to convert the Riverfront Antique Mall in North Augusta, Georgia, to Savannah River Storage. Plans for the 2.6 acres at 5979 Jefferson Davis Highway call for eight buildings offering 792 units, plus vehicle storage. Construction is expected to begin later this year. Based in Englewood, Colorado, and founded by Barry Sherman, S3 is a project-development and management firm.

Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., is developing a facility in Berlin. Expected to open in 2026, it’ll comprise 72,118 square feet in 1,000 units. Shurgard operates 282 properties comprising 1.4 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom.

Wedgewood Avenue, a commercial real estate investment firm headquartered in Nashville, Tennessee, acquired a property in East Nashville for $3.5 million with intent to develop self-storage. Plans include a three-story building on the1.8-acre lot at 304 Oldham St. Wedgewood owns 14 self-storage facilities in Alabama, Florida and Tennessee.

Andover Properties LLC, which operates the Storage King USA brand, expanded its facility at 2100 Dundee Road in Winter Haven, Florida. The building now has an additional 14,725 square feet, for a total of 121,812 square feet and 130 climate-controlled units. Established in 2003, New-York based Andover owns and manages 166 storage properties in 18 states.

A joint venture between Bakke Development Corp. and Batson-Cook Development Co. (BCDC) has broken ground on an unnamed self-storage facility in San Antonio, the partnership’s seventh development. Once complete, the three-story building at S.W. Loop 410 and Palo Alto Road will comprise 111,909 square feet in 751 climate-controlled units. The project is slated to open in the second quarter of 2025. Designed by Alamo Architects Inc., it’ll be built by Independent Contractors Inc. Established in 1996, San Antonio-based Bakke has developed more than 1 million square feet of self-storage space. Founded in 1963, Atlanta-based BCDC is a wholly owned subsidiary of Kajima USA that specializes in joint-venture commercial real estate developments. Its portfolio includes 15 self-storage facilities in five states.

Atlanta-based Blue Devil Realty LLC is opening a self-storage facility in Aldan, Pennsylvania, next week that’ll be branded and managed by self-storage real estate investment trust (REIT) CubeSmart. The two buildings at 2 Springfield Road will offer a total of 718 climate-controlled units. Blue Devil completed extensive environmental cleanup for the industrial site, which most recently housed Phillips Enterprise. Based in Malvern, Pennsylvania, CubeSmart owns or manages 1,426 self-storage facilities nationwide. Its operating portfolio comprises approximately 100 million square feet.

CSP Properties LLC, an affiliate of real estate developer Yacov Smouha, is converting an eight-story building in Manhattan, New York, to self-storage. The company purchased the former office and factory at 78 Walker St. for $16 million. Once complete, the facility will comprise 30,540 square feet of storage in 300 climate-controlled units. It’ll be branded and operated by REIT Public Storage Inc.

Cutters Dock Road LLC is seeking approval to develop a self-storage facility in Woodbridge, New Jersey. The site at 59 and 61-65 Cutters Dock Road currently contains a detached single-family home, which is slated to be demolished. The applicant wants to consolidate two lots with a portion of a third to construct two self-storage buildings. The first will be a three-story structure comprising 39,000 square feet in 130 storage units and 11 flex spaces. A two-story structure will include 8,000 square feet in 14 storage units and four flex spaces. The application is scheduled to be heard at the board’s June 12 meeting.

DXD Capital, a private-equity investor that specializes in self-storage, opened a facility in Lake Park, Florida. The building at 1450 Watertower Road comprises 77,150 square feet in 738 units. The company also opened a facility in Toms River, New Jersey. The four-story building at 671 Batchelor St. comprises 62,818 square feet in 761 units. Both properties were acquired by DXD Self Storage Fund I, a buyout fund that invests in Florida, New Jersey and Rhode Island. They’ll be branded and managed by REIT Public Storage.

Easistore Self Storage is developing a facility as part of a business center in progress in Shoreham-by-Sea, England. The project on Brighton Road will also include 255 apartments as well as offices and shared workspaces. Construction hasn’t yet begun. Founded in 1994, Easistore operates facilities in Crawley, Edenbridge and Tunbridge Wells, United Kingdom.

The Flexiss Group, a commercial real estate developer and investment company, opened three self-storage facilities in England. The first, branded as SureStore, is at Units 6a and 6b in Gloucester, while the second, also a SureStore, is in the Festival Heights Retail Park on Greyhound Way in Stoke-on-Trent. The third, opened under The Self Storage Co. brand, is at 1 Rocky Lane in Birmingham. Handforth, England-based Flexiss operates 22 locations and has 16 sites under development.

Nelson Development, an Elm Grove, Wisconsin-based real estate developer, intends to buy a 4.8-acre property in Barrington, Illinois, on which to build a Best Self Storage facility. Plans call for a two-story, climate-controlled building at 1191-1197 S. Northwest Highway. The village’s board reviewed a rendering but hasn’t received an application. The project will require a special-use permit, a public hearing before the plan commission and an examination by the architectural-review commission.

Sentimental Self Storage opened in Morristown, Tennessee. The facility at 1560 Dr. Martin Luther King Parkway is owned by two married couples, Eric and Sherry Delay, and Tom and Donna Shampine. It offers drive-up and vehicle storage.

Spartan Investment Group LLC, a self-storage development, property-management and real estate firm that operates the FreeUp Storage brand, is developing a self-storage facility in Eustis, Florida. Plans for the building at 36536 S. Fish Camp Road include 76,200 square feet in 606 climate-controlled units. Founded in 2014, and based in Golden, Colorado, Spartan syndicates investor capital to develop real estate. The company also has interests in luxury condos and RV parks.

Phoenix-based U-Haul International Inc. is developing a self-storage facility in Mishawaka, Indiana. Plans for the 11.2-acre site at 16963 Douglas Road call for a three-story building with 967 climate-controlled units. Completion is scheduled for summer 2026. The company is also developing a facility in Manheim, Pennsylvania. Plans for the 12.4-acre lot at 1985 State Road include a three-story building with 1,295 units. Established in 1945, U-Haul owns and manages more than 86.8 million square feet of storage space in North America.
